Frequently Asked Questions
What information do I need to provide?
This depends on whether you are a resident (Singapore citizen or Permanent Resident) or a non-resident.
Residents:
Name of tenant
Validity of your Singaporean Identity Card
ACRA Registration of Unique Entity Number (if you are renting via your company)
Non-residents:
4. Validity of passes (E-Pass, S-Pass, Work permit).
You can confirm this on the Singapore Government’s webpage here (it will redirect you to a cea.gov.sg website) , go to Step 2, and see the second checklist (also linked here)
Do I get a discount booking via text rather than AirBnb/other booking websites?
Yes! As AirBnb charges us a significant fee to use their services, when you book directly through us, we are able to pass on that cost savings to you in the form of cheaper prices!
I want to engage my own lawyer to draft up my own contract. Why can I not do so?
As we are a small business, we cannot afford legal fees to have a lawyer vet every single contract that comes across us. Therefore, we use a standardized contract (will redirect you to the form that we use) approved by the SG Govt to streamline the process and make it easier on us. We’re sure you want to save $$$ too! If you still want to hire a lawyer, we would advise you to either 1. Hire a lawyer to scrutinize the contract (will redirect you to the form that we use) for you or 2. Save the $$$ for a future visit to SG!
How do I know you’re not a scam?
You can always ask a trusted party to come and view the property before renting to ensure that it’s all up to snuff. You can also check our reviews! (We just launched in early 2026 so we would appreciate a bit of patience!) Please also (for your own safety) check the ways that other people scam you (see the website here, it’s a SG Gov website)
How does the booking process work?
Decide which room you want to stay in, and for how long
Inform us via WhatsApp
We will send over a tenancy agreement for you to sign (make sure that the dates are correct! We do dd/mm/yyyy here in SG)
We need 1 month’s deposit sent to us (SGD/USD preferred, but alternative currencies are up for discussion!)
The dates on the occupancy sheet will become red, and your booking code will be reflected below it!
When you arrive, you will pay the 1st month’s rent (pro-rated) on the day you move in, and subsequently on the 1st of each month (unless it’s a weekend or a public holiday in SG, then the next business day) till you leave!
We will inspect the room and refund you the deposit within 7 days!
